In order to ensure successful launch of swiftlet eco parks, the selection of strategic locations is crucial. Prior to confirmation of strategic locations, we conduct feasibility study of ecology environment suitable for swiftlet habitat and the flying path of the swiftlet.
Our Group Chairman Dato’ Seri Abdullah Fadzil disclosed that Perak State Government has allocated 10 destinations for the selection of swiftlet eco parks to be established. Nevertheless, after almost a year of feasibility study, only 2 locations are being identified, namely Manjung and Segari, as both locations match and fulfill the requirements of swiftlet habitat, and also both Manjung and Segari as being directly in the flying paths of the swiftlets. |
“The development of swiftlet eco park in Manjung consists of 51 units of swiftlet houses, having consideration of optimizing return of investment, we finally decided to launch different phases of the entire eco park.”
“Building too many swiftlet houses at one go may be good for a developer, but not fair to operators and investors because there will be too much space, resulting in unsatisfactory returns or slow growth,” Dr Abdullah explained.
“So, we only launch the first phase of development which consists of 26 terrace units of swiftlet houses and ten units of 3-storey semi-detach swiftlet houses, then, about 3 to 4 years later, we will review and judge the results prior to the decision for next phase of development” He added that future units in phase two, comprising semidees and bungalows, will only be launched three to four years after the completion of phase one because it is necessary to evaluate the performance of the swiftlet houses in the first phase before decising when, or whether to release the next phase. The three- to four-year period is to allow the swiftlet farmhouses to breed more young swiftlets, which in turn would keep the newly built houses afloat without competing with the existing ones.
Dato’ Seri Abdullah Fadzil believes to adopt the similar approach for other development parks, for instance, initial phase of development in Segari will result in only 26 units of swiftlet houses to be built. Segari project is located at the fringe of the company’s 300-acre shrimp farm, which has a unique provision of water resources and forested areas, with abundant insects for swiftlets.
For development in Johor, namely Tangkak and Desaru, of which we have the capability to build 80 units of swiftlet houses, but we will launch only 40 units for each location respectively in this year. Having review the result after 3 to 4 years, then, decision to build more units will be considered simply because by that time, the swiftlet habitat will occupy the initial units launched and with the returns, it will be a sustainable advantage to launch other new units which will reduce the likely competition and for the entire group, it is a win-win strategy.
